Things to consider in finding a rental

Are you ready to rent a property? There are so many out there. The search can be interesting and exciting if you are being offered the property that satisfies your requirements perfectly. Here are a few tips to point you to the right direction.

Location

Choose the location that is important for you. Consider where you work, the areas that your employees come from, the schools your children attend and the entertainment areas you frequent with your friends and family.

Traffic

Traffic is a normal part of your life if you live in any of the major cities. You just have to decide how much traffic you are willing to digest on a daily basis. Try to visit the rental property around the time you are supposed to leave for work and try to drive home after you work and see if you are comfortable with the drive.

Set a reasonable budget range

How much are you willing to spend on the rental? What would be your ideal rent and what would be your maximum rental budget? As most rentals in major cities require a 1 year advance rental plus a 2 month deposit, you have to make sure your budget can afford the initial cash outlay. There are a few options that charge semi annual and quarterly payments plus the 2 month deposit so make sure you mention your budget to your agent and prepare the initial payments even before you go looking around.

Know that there is no perfect rental

Do not dismiss properties that need work. Some rentals require a little work while some require an overhaul. Choose the layout you like best and listen to what your agent has to say in what the owner is willing to do to improve them. You may be surpriesd to find out that some professional landlords refurbish the entire property for long term tenants.

Get an experienced licensed Realtor to help you out

Licensed Realtors have an inventory of properties that you may be interested in. They work for you for free and their main interst is to find you the right unit at the fastest possible time.  Just be honest with your Realtors and tell them when you are just looking around or if you are looking to sign a rental agreement within the week. This is because rental properties move fast and the property you inquired about today may not be available next week - more so, next month or next quarter if that is your time frame. There are however, properties that are about to be vacated in the time frame you are looking for so make sure you explain that well.
